When contacting our offices you will be asked for general income and household details via email, this is an integral part of our service and speeds up the viewing process.

Imagine your were looking for a new car finance or a loan, affordability is the primary concern of any lender, renting a home is very similar. The more prepared you are with your general household details and combined monthly income after tax the household can present itself as more organised and reliable.

Property Viewings

Once you contact KS, we will assess household income and structure via email to ensure you are to view a property you will pass referencing on, any applicant that views on the same day has equal chance to put themselves forward at no cost or charge from KS.

If you are selected as the one applicant to proceed to the referencing stage the reference fee per adult is £120 inc VAT and a rent advance of £100 (holding fee) to reserve the property. KS charges no fees for inspections, visa checks or to liaise on deposits.

Benefits & DSS Claimants

If you are in receipt of any form of benefits or non standard income it is advisable to be aware of your total monthly income and have copies of all relevant documents ready for our staff to review prior to viewings being organised.  This quickens the process and ensures you are shown properties which take into consideration your current scenario and income.

It is essential you register on our website to receive regular updates on available rental stock.

Newspaper advertising can be out of date very quickly so register for property alerts to ensure you are the first to know about available properties that could be your new home.

Tenant Referencing Fees & Holding Fees

If you find a home you like and the landlord is happy with your general scenario, then you will pay a rent advance (holding fee) normally £100 to reserve the property. This added to your first months rent & deposit when you move in so just think of it as some rent in advance. 

There may also be a referencing fee due payable to KS at this point. Fee charges set out below:

Tenant Referencing – £120 (inc VAT) Each

Guarantor Referencing – £120 (inc VAT) Each

Company Referencing – £150 (inc VAT) Each

Tenancy Agreement & Sign Up

Some of the properties on our rental list are under our full management service, which means KS will be your main point of contact for rent, maintenance and other relevant issues. 

We will conduct your inspections and submit your deposit to a regulated scheme (as required under regulation). Some of our available stock is under our Tenant Finder Service. If your new home is managed solely by the landlord, we will make you aware of this prior to you placing down your holding fee to reserve the property. 

We will also put you in contact with your proposed new landlord so that you have peace of mind. KS will then conduct references, complete your tenancy sign up and submit your deposit after which you will deal with the landlord direct.
